Six things a plot of your own takes care of
Large contract payments, the question of what to do after service, a home for the family and what to leave the children. Land near Moscow answers all six — calmly, and without promises nobody can make.
Keep the payments instead of spending them away
Contract money arrives in large sums and quickly drains away on everyday spending. Land is a straightforward asset: it cannot be spent in small bits, it does not break down or age like a car, and it costs almost nothing to keep — for a combat veteran a plot up to 600 m² is tax-free.
Invest so it is worth more
We do not promise the price will rise — honestly, nobody can. But a plot with a road, electricity and neighbours is worth more than an empty field, and our estates are being completed to plan. You buy at an early stage, at a discounted price, and pay no interest on instalments.
A home for the family while you serve
Your family starts building now, and you come home to your own house on your own land. The plot is registered to your spouse or parents, and construction can go ahead without you: we file the building notice and the electricity application ourselves.
What to do after service
A business on your own land does not depend on an employer: a farm, an apiary, a nursery, tourist cabins, an orchard. The state helps you start: up to 350,000 ₽ under a social contract for SMO participants, farm grants from 5 million ₽, free training in the SVOy Business programme.
Pass it on to the children
Land is an asset that will quietly outlast decades and reach your children intact. It can be registered to a child or spouse right away, it is inherited without complications, and the house you build becomes a family home rather than a line in a bank statement.
Near Moscow — so always in demand
Tula is two hours from the Moscow ring road, Serebryanye Prudy 150 km, Rzhev on the M9 highway. Over 20 million people live in the Moscow metropolitan area, and demand for land nearby holds up in any economy. If life changes, the plot can be sold or let — a buyer will be found.

What we do for SMO participants
Six terms that apply to any plot in any of our estates. Nothing to negotiate — just confirm your status.
Up to 30% off the plot
SMO participants pay less than the website price: 10 to 30% off depending on the plot and the payment method. The maximum applies to full payment and to purchases funded by a regional grant. We send the exact price for your chosen plot in the calculation.
Interest-free instalments: 10% down instead of 30%
The discount also applies with instalments. In-house interest-free instalments for up to 12 months with a 10% down payment. Or through Sberbank with no down payment for up to 24 months — we cover the interest.
Payment deferral while you serve
If you are deployed, we defer instalment payments for up to 3 months on request, with no penalties. The agreement and the price stay the same.
30-day hold with no deposit
Chosen a plot but can only sign on leave? We hold it for you for a month with no prepayment. If your leave is later, we extend by agreement.
Remote deal, in your name or a relative’s
Video viewing, an agreement signed electronically or by proxy via an MFC, payment via bank letter of credit, online registration with Rosreestr. You can register the plot in the name of your spouse or parents.
After-purchase service — free
Deal paperwork and the registration fee, boundary marking by a surveyor, the electricity application, mowing before your visit and photo reports while you serve. Normally these are paid services worth about 60,000 ₽.

Simple things that save time and money, especially when you are far from the plot. For SMO participants we do them free of charge — the usual prices are shown for scale.
Boundary marking on site
A cadastral engineer visits and marks the corner points with boundary stakes — you know exactly where your borders are before the first fence.
Electricity connection application
We compile the documents, file the application with the grid company and follow it through to the connection agreement.
Deal paperwork and the registration fee — on us
The contract, the electronic signature, filing with the registry via Kontur.Nedvizhimost and the title registration fee — the company pays for all of it. No visits to a service centre and nothing to pay beyond the plot price.
Mowing and tidying before your first visit
Before your first visit we mow and tidy the plot once, so you see land, not overgrowth.
A photo report from the plot every season
While you serve, we keep an eye on the plot: once a season we send photos and a short video to your messenger.
Notice of commencement of construction
When you decide to build, we prepare and file the notice with the local administration so construction starts legally.
Usual prices are from our service company price list; mowing is for a plot of up to 1,000 m², the photo report is priced per year.
How to buy a plot without travelling: six steps and how your money is protected
This is how servicemen who were in the operation zone at the time of the deal have already bought plots. The contract is signed electronically, the money sits in Sberbank under an escrow letter of credit, and the seller receives it only after the registry has recorded the plot in your name.
No need to travel. At all.
Everything that usually takes a trip — the viewing, the contract, the money, the registration — is done from any town with a Sberbank branch and an internet connection. The first two deals in Shchekinskie Berega went exactly this way: the buyer was serving under contract and never came in person.
The key rule: the seller is paid only after the plot is registered in your name. The bank guarantees this — not just our word.

A video viewing instead of a trip
A manager goes to the plot, films it on site and makes a video presentation of the estate: roads, neighbours, water, power. It arrives in your messenger together with the plot documents and the title register extract.

Choice and hold
You choose a plot from the video, the 3D tour and the master plan. We hold it for 30 days with no deposit and lock in the discounted price.

Contract via Kontur.Nedvizhimost
The sale contract is signed with an electronic signature in Kontur.Nedvizhimost, an official e-registration operator. The signature is issued remotely — no travel needed. We pay for the paperwork and the registration fee. The plot can be registered to your spouse or parents.

A letter of credit at the nearest Sberbank
You walk into the nearest Sberbank branch — even in the town closest to your duty station — and open a letter of credit: you place the money in a special bank account. The seller cannot access it yet.

Online registration with the registry
The documents go to the registry electronically. Usually within 1–3 working days the title is registered to you or your relative — the title register extract arrives by e-mail and in your account.
- 06
The seller is paid only after registration
The bank transfers the money to us only after it sees the title register extract with your name on it. If registration does not go through, the money comes back to you. That is how a letter of credit works: neither side can be cheated.
Where the money goes: how the letter of credit works
With a letter of credit the money for the plot is held neither by the seller nor by the buyer, but by the bank. The bank releases it to the seller only against a document from the registry. So you risk nothing, even if you have never met us in person.

If registration fails for any reason, the bank returns the money to you. A letter of credit costs about 2,000 ₽ and takes 20 minutes to open; with our in-house instalments the down payment goes through the letter of credit and the rest follows the schedule in the contract.
The first two deals in Shchekinskie Berega — done remotely from the operation zone
The buyer serves under contract and could not travel. He viewed the plots on video filmed by our manager on site and chose two plots near the reservoir. The contracts were signed electronically via Kontur.Nedvizhimost, and he deposited the money into a letter of credit at a Sberbank branch in the town nearest his duty station. The registry recorded the title in three days, the bank released the funds, and the title register extracts arrived in his messenger.
Registering to the wife while the husband is on duty
This is the most common set-up: the contract and registration are in the name of the wife or parents, while the serviceman joins by video call and funds the letter of credit. No powers of attorney or notaries — a relative acts as the buyer, and the SMO terms still apply.
In plain words: what these terms mean
- Letter of credit
- A special bank account where the buyer places the money. The bank releases it to the seller only after the title is registered to the buyer. Costs about 2,000 ₽ and takes 20 minutes to open at any Sberbank branch.
- Kontur.Nedvizhimost
- A service for electronic property deals: it issues the electronic signature and files the documents with the registry without a visit to a service centre. We use it for all remote deals.
- Title extract (EGRN)
- The official registry document stating who owns the plot. It arrives electronically after registration — this is the proof that the land is yours.
- Combat veteran status
- The status SMO participants receive under the Veterans Act. It gives tax and other benefits; the card is issued via the Gosuslugi portal or the military enlistment office.
- 0% instalments
- You pay for the plot in parts with no interest: some upfront, the rest in equal payments. The sale contract is signed right away and the plot is registered to you.
What it means in money
Move the plot price and the discount — you will see your price, the down payment and the interest-free monthly payment. Plot prices are on the map and in the estate pages.
The discount depends on the plot and the payment method: the maximum 30% applies to full payment and to purchases funded by a regional grant. The price never goes below 280,000 ₽. Payments can be deferred for up to 3 months during service.

Federal measures: taxes, loans, your own business
Land tax: 600 m² are tax-free
A combat veteran reduces the tax base by the cadastral value of 600 m² on one plot (Art. 391 of the Tax Code). A plot up to 600 m² is tax-free; on larger plots tax is due only on the difference. The application is filed once, with the tax office or via Gosuslugi.

A combat veteran is exempt from property tax on one object of each type — for example, one house (Art. 407 of the Tax Code). Once you build a house on the plot, there is no tax on it.

Under Federal Law No. 377-FZ a bank must defer any loan for the whole period of service plus 180 days; applications are accepted until 31 December 2026. Our in-house instalments are not a loan, but we also defer payments during service on request.

From 2026 SMO participants can sign a social contract to start a business regardless of family income: up to 350,000 ₽ for equipment, materials and training. From 2026 the Agrostartup grant is replaced by a single farm development grant: 5 to 30 million ₽ with at least 10% of your own funds. The money goes on machinery, greenhouses, livestock buildings, orchards and sales channels. It suits those opening a farm for the first time or moving up from a smallholding. Apply to the regional ministry of agriculture; competitions run in spring and autumn.

A country home not far from Moscow
An 850 m² plot 150 km from Moscow. You can put up a garden house and a sauna without a building permit and plant an orchard. Want to live there year-round — register it as your residence. Electricity is being connected, the road is gravelled, shops are 10 minutes away.

What people ask most often
I am deployed and cannot come. How do I buy?
Entirely remotely: a video viewing, an agreement signed electronically or by a proxy under a notarised power of attorney (in the field it is certified by your commander), payment via letter of credit and electronic title registration. Many register the plot in the name of a spouse or parents — that works too.
Can I use the regional cash payment instead of a plot to buy from you?
If your region offers a choice between a free plot and money, the payment is yours to spend on a plot from us. Check whether your region imposes a designated-use requirement on the payment.
Do your terms stack with promotions on the site?
The SMO discount is calculated from the website price and is not combined with a promotion — you get whichever price is lower. Deferral, the deposit-free hold, free service and remote closing apply in any case.
What happens to my instalments if I am called up again or my contract is extended?
On request we defer payments for up to 3 months without penalties. The price and agreement stay the same. If the situation is more complex, we rebuild the schedule individually.
Which documents confirm my status?
A combat veteran ID, a certificate of SMO participation (unit, enlistment office or the Defenders of the Fatherland Foundation) or an extract from the order. A photo in chat is enough.
Will I get land-tax relief on your plot?
Yes: combat veterans reduce the tax base by the cadastral value of 600 m² on one plot. A plot of up to 600 m² is not taxed at all. The relief is claimed via the tax office or Gosuslugi.
