0% instalments on a land plot: how they work vs a mortgage
Buy a plot interest-free: instalments from the owner with 30% down, or a Sberbank plan with no down payment for up to 24 months. Payments vs a mortgage.
A land mortgage is a rare and expensive product: banks are reluctant to lend against “bare” plots, and the rates are higher than for flats. That is why the land market uses a different instrument: instalments from the owner. We offer two plans, both at no extra cost.
Instalments direct from the owner: no banks
An agreement directly with the owner of the land. A down payment of 30% or more, the balance in equal payments over up to 12 months. No income statements, credit history or insurance.
How it works:
- the plot price is fixed in the agreement and does not change;
- the payment schedule is part of the sale and purchase agreement;
- ownership is registered immediately, with a pledge recorded in the state title register (EGRN) until the final payment;
- early repayment carries no penalties.
Example: a plot at 350,000 ₽ with 30% down (105,000 ₽) leaves a balance of 245,000 ₽ over 12 months, around 20,400 ₽ per month.
Bank instalment plan: no down payment
A scheme through Sberbank: the bank lends you the money to buy the plot, and the owner compensates the bank for the interest, so for you the rate comes to 0%. No down payment is required, and the term is up to 24 months.
What this gives you compared with buying direct from the owner:
- no down payment: you can take the plot without saving up 30%;
- twice the term, so a lower monthly payment;
- the seller receives the money immediately, so there is no pledge in the seller's favour.
What you need: a passport and the bank's approval. The application is submitted online, with a decision usually the same day. Example: the same plot at 350,000 ₽ with no down payment over 24 months comes to around 14,600 ₽ per month.

How instalments differ from a mortgage
A land mortgage is a loan secured on the plot at a market rate, with the bank's own requirements for the plot: it must be surveyed, have road access and often carry residential zoning (IZhS). Instalments are a contractual arrangement between you and the seller: simpler, faster and interest-free. Instalments are also available for agricultural land, which banks are reluctant to finance.
What to look for in the agreement
- The price must be the same as the cash price; otherwise the “0%” is built into the cost.
- The payment schedule, with dates and amounts, in the agreement itself, not in an annex “to be agreed”.
- Early repayment terms: no fees.
- The procedure for removing the pledge after the last payment: who files the application with Rosreestr (the state registry) and within what period.
- What happens if a payment is late: the penalty and termination procedure are set out in advance.

Frequently asked questions
- 0% instalments: is there really no extra cost?
- Yes. When you buy direct from the owner, the instalment price of the plot equals the cash price; there is no interest under the agreement. In the bank plan the owner compensates the bank for the interest, so the rate for the buyer is 0%.
- When does the plot become mine?
- Ownership is registered immediately after the deal; you are the owner from day one. With instalments direct from the owner, a pledge in the seller's favour is recorded in the state title register (EGRN) until the final payment; after the last payment it is removed.
- Can I repay early?
- Yes, at any time and without penalties: pay the balance and the pledge is removed. In the bank plan early repayment follows the bank's rules, also without fees.
- What if I cannot keep up with the payments?
- Contact us before you fall behind; the schedule can be revised. The last resort is termination of the agreement with a refund of what you have paid, less expenses; the terms are set out in the agreement in advance.
