Turnkey house: what the price includes and mortgage options
What “turnkey” really means: scope of work, how it differs from a warm shell, prices for 60 and 105 m² barnhouses, and a house mortgage with no down payment.
“Turnkey” is the vaguest phrase in the building trade: for one contractor it means finished interiors with plumbing, for another a shell with windows. Here is what turnkey means with us, what it costs and how the mortgage works.
Stages of completion
To compare offers you need to know the stages:
- Warm shell: foundation, walls, roof, windows and front door. Nothing inside.
- White box: the above plus utilities, plaster, floor screed and wiring without fittings.
- Turnkey: the above plus finished interiors, plumbing, sockets and light fittings, interior doors. All that is left is to bring in the furniture.
When a contractor quotes a price, the first question is: for which stage? Our house prices are for the turnkey stage.
Two designs, one style
We offer two ready designs in the Scandinavian barnhouse style: white brick, black roof, dark larch terrace. A unified style is not only about looks: an estate where the houses match each other is easier to sell on later.
House 1 · 60 m² — 4.2 million ₽. Two bedrooms and a kitchen-living room with floor-to-ceiling windows, a south-facing terrace. For a couple or a young family.
House 2 · 105 m² — 6.5 million ₽. 85 m² of heated space plus a 20 m² covered terrace, three bedrooms. A family home for year-round living.
Prices are for a turnkey house with finished interiors and exclude the land. Floor plans and artist's impressions are on the houses page.
What the price does not include
An honest list of what is priced separately:
- the plot: from 310,000 ₽ in Shchekinskie Berega;
- utility connections from the plot boundary to the house (the mains are brought to the estate);
- landscaping, fencing, paths;
- furniture and appliances.
A house mortgage with no down payment
A mortgage for building a house differs from a mortgage on a flat: the bank finances a construction contract with an accredited builder, and the collateral is the plot and the future house. If you already own the plot, a number of programmes let you skip the down payment: the land counts as the borrower's contribution.
How the plot-plus-house combination works:
- You buy the plot, for cash or on interest-free instalments.
- You register ownership, which takes from one day.
- You apply for a construction mortgage with our building contract.
- The bank pays the contractor in stages; you repay the bank.
Rates and terms depend on the bank and the programmes in force. We calculate both parts, plot and house, together and find an option for your budget.
Build it yourself or order from us
A plot with residential zoning (IZhS) is your land; there is no obligation to order a house from us. Your own contractor, your own design, your own schedule: by all means. The turnkey house is for those who want to arrive at a finished home rather than a building site, with a fixed price in the contract.

- What does “turnkey” include?

- Can I build the house myself instead of ordering from you?
- Yes. A plot with residential zoning (IZhS) is your land; the design and the contractor are up to you. The turnkey house is an offer, not a condition of buying the plot.
- A mortgage with no down payment: how does that work?
- The loan is issued for building a house under a construction contract with an accredited builder. Several banks waive the down payment if you already own the plot, as it forms part of the collateral. Terms depend on the bank and the programme.
- How long does it take to build the house?
- A 60 m² barnhouse takes from three months, a 105 m² one from four, given a ready foundation and connected utilities. Completion dates are fixed in the construction contract.
